Lynn looked a disjointed side and Boston barely had to break Into a sweat to claim their easy victory.
It means the second leg at The Walks on Tuesday, November 24, will simply give the Linnets a chance to restore lost pride.
Boston went ahead in the 26th minute. Matt Carmichael beat Lynn's defenders to the ball, knocked it past keeper Duncan Roberts and Paul Watts tapped it into the empty net.
Carmichael made it 2-0 after 37 minutes, heading In Steve Charles' cross and he got his second in first half injury time, hammering home a shot from 20 yards.
Watts grabbed his second from a corner in the 57th minute and Carmichael completed his hat trick ten minutes from the end after Watts' header rebounded back off the post.
